Living in Tempe, Arizona: ASU, Downtown and the Commute

Tempe’s appeal is easy to see on a map: Arizona State University, a lively downtown, major employers and regional transportation are close together. What living there feels like, though, depends on the neighborhood.

Downtown and the ASU area

Mill Avenue, downtown restaurants and the ASU campus give central Tempe an active rhythm. The university brings students, staff and visitors into the area throughout the year. Tempe Town Lake adds paths and events near the urban core. If you’re shopping near campus, visit on a weekday and a weekend to understand the noise and parking patterns.

Work and connections

Tempe has offices for major employers and access to Loop 101, Loop 202 and US 60. Phoenix Sky Harbor International Airport is nearby by car, and Valley Metro Rail provides a route toward Phoenix and an airport connection via the Sky Train. The best option still depends on your exact start and end points.

South Tempe offers another pace

Farther south, many streets have a more traditional residential feel, including detached houses and established neighborhoods. Compare home age, maintenance, lot size, HOA rules and commute times instead of treating all of Tempe as one market.

Buying with rental demand in mind

ASU and employment can support rental interest, but they do not guarantee a tenant or a particular return. Check local comparable rents, property condition, HOA rental restrictions, insurance, taxes and the amount of competing supply.

Whether you want walkable activity or a quieter street, Tempe offers several ways to live close to the center of Greater Phoenix. Choose the address around the routine you actually expect to keep.
